2025 Year End Letter to Landlords

Dear Landlords,

I wanted to take this time at the end of 2025 to thank you again for the trust you put in me and your team at The LaBrada Group.

It’s been quite a few years post Covid with staffing issues… attracting them, properly training them the LaBrada way, retaining them, motivating them and keeping them coming back. Those of you that own small businesses know the struggle. I thank you for your patience. For those of you that have said something, thank you for your thoughts and for those of you that didn’t, thank you for that as well.

It seems we have turned the corner, led by Alicia Herrera, the Vice President of Operations and Senior Property Manager who has been instrumental in moving LaBrada forward. Moving into 2026, our structure now has four day-to-day property managers including:

  • Tala Andrade who started as a Maintenance Specialist, then an Assistant Property Manager then as a day-to-day Property Manager for different areas. She now manages most of the Los Angeles County properties that we handle.
  • Salina Canales started as an Assistant to Tala and was promoted to Day-to-Day Manager of Area 2, serving Chino Hills, Chino, parts of Upland and most of Ontario.
  • Cynthia Herrera also started as an Assistant Manager to Mariana and is now the Day-to-Day Manager for Area 3 which includes most of North Upland, Rancho Cucamonga, parts of Fontana out to the 215 Freeway.
  • Leading Area 4 is now Mariana Landin who many of you know as our former receptionist, then my assistant, then promoted to Leasing, and has been the day-to-day manager in different areas. She now handles from the 215 Freeway east to our Hemet/San Jacinto region.

Our new Bookkeeper is Cynthia Olmoz (reminder that we have two Cynthias). We hope you will find her accessible and helpful. In her few months with LaBrada, I am thrilled to have her on our team and excited to see what she can do to provide better services to our tenants, landlords and vendors.

As we move into 2026, keep in mind that there are many new city, county, and state mandates to be aware. I think the one that will have the most impact will be the new “refrigerator” law. Historically, in our region, refrigerators were an option of the landlord on providing them and maintaining them. The new law REQUIRES that landlords provide and maintain refrigerators, similar to providing and maintaining a range/oven.

We continue to be impacted by legislation on maximum rental increases per 12-month period, and a landlord’s ability to have a tenant vacate their property. What do we look out for in the future: additional mandates on rental increases for single family homes, tighter controls over evictions and additional mandates on maintenance, habitability issues and work repairs.
